THE head of Thai Condominium Association Mr. Peerapong Jaroon-ek said today (May 21) the private sector is certain senators would definitely endorse Move Forward leader Pita Limjaroenrat for prime minister as they would not dare oppose voters who gave his party a huge victory with Pheu Thai Party coming second, Matichon newspaper said.
Peerapong, who is also CEO of Origin Plc, also foresees economic and social improvement after the new government is formed with this boosting confidence among both Thai and foreign investors.
The military-designed constitution calls for the naming of a partisan candidate for prime minister to secure yea votes from more than half the combined total of 500 MPs and 250 unelected senators or at least 376 votes.
The latest move toward the setting up of a post-election government is seeing the progressive party-led coalition with eight partners and a united force of 313 MPs, including 152 Move Forward MPs, 141 Pheu Thai MPs, 9 Prachachart MPs, 6 Thai Sang Thai MPs, two Pheu Thai Ruam Palang MPs, one Thai Liberal MP, one Fair Party MP and one Palang Sangkhom Mai MP.
“Please set up a government soon as it could overlap approval of the fiscal 2024 national budget. If this is delayed, new investments and budget disbursement will likewise slow down.
“I am certain no one wants to see conflicts recur because we have already suffered a lot,” he said.
Peerapong praised Move Forward’s focus on raising people’s and the society’s standard of living by implementing long-term strategies which he pointed out previous governments had overlooked.
On the other hand Pheu Thai stands out in economic management having previously held economic portfolios.
“What is worrying is the leap in the daily minimum wage from an average 337 baht to 450 baht, a jump of about 30%. We urge the government to gradually raise it at 10% a year because doing so all at once spikes construction costs with prices of houses and condominiums climbing by 1.5%.
“If Pheu Thai is in charge of the Eastern Economic Corridor (EEC) it would speed up various projects while the new government is urged to boost exports that have dipped in keeping with a slowdown of global economy and consumption,” he said.
The Thai Condominium Association is preparing proposals for the new government with a key one being granting foreigners a three- to five-year visa equal in price of the condominium they purchase, for instance if they buy a condo for 3 million baht they would get a three-year visa and likewise for a 5 million baht condo.
Other proposals include continuing lower loan-to-value limits for two more years, reviewing land tax and implementing a uniform 0.3% rate for all categories since the Treasure Department has already set the appraised value and extending property lease from 30 to 90 years.
